In 2007, the Mortgage Partnership Finance® Program celebrated its 10th year of empowering
families through homeownership. To date, the MPF® Program has helped hundreds of thousands
of families, many in low and moderate income areas, to buy homes or lower the cost of their existing homes.
Products to Suit Your Needs
A variety of MPF products have been developed that enable mortgage lenders of all types and sizes to take advantage of the
different structures available under the MPF Program. Hundreds of community banks, thrifts, and other mortgage lenders across the country
have realized the benefits of teaming up with their district FHLB to access the secondary mortgage market.
A Unique Partnership
By combining the retail expertise of community lenders with the wholesale advantages of an FHLB, the MPF Program fosters a
unique partnership resulting in an efficient method of financing mortgage loans. With the MPF Program, mortgage lenders continue
to manage all aspects of their customer relationships, and in exchange for managing the credit risk of the loans they originate,
lenders may be paid credit enhancement fees.
Participating Financial Institutions have MPF Power
Member banks participating in the MPF Program benefit, because:
- Mortgage risks are optimally shared through a unique partnership combining the retail credit expertise of a local mortgage
lender with the wholesale advantages of an FHLB. Each party manages what it does best.
- Credit risk is dispersed among hundreds of community-based lenders throughout the country.
- The MPF Program allows lenders to control the underwriting process. PFIs choose which loans to make and which loans will be delivered.
- Community lenders gain access to the secondary market, since pool sizes are designed to benefit housing finance institutions
of all sizes.
- The MPF Program has directly helped thousands of families across America to purchase new homes or lowers the cost of their
existing homes, furthering the mission of the FHLBs and their members.
