Preparing for changes to the Uniform Closing Dataset (UCD) Submission with Embedded PDF of the Closing Disclosure

Effective Date: June 25, 2018

The MPF Program reminds PFIs of upcoming changes to the submission of the Uniform Closing Dataset (UCD) for all MPF Xtra loans effective June 25, 2018:

  • Edits related to UCD will become Fatal during the Batch Submission process and will prevent successful funding until corrected 
  • The Closing Disclosure PDF (Borrower data) must be embedded in the UCD file

Currently, for all MPF Xtra loans with a Note Date on or after September 25, 2017, PFIs are expected to submit the UCD XML file with embedded Closing Disclosure to Fannie Mae prior to delivery of the loan. Effective June 25, 2018, the “Warning” edits currently being issued for UCD file submission will switch to a “Fatal” severity and will not be accepted.  Any “Fatal” edits received upon submission will require correction and successful resubmission in order to fund into the MPF Xtra program.  Additionally, UCD files must include the embedded PDF of the Closing Disclosure in order to receive a successful submission.

PFIs are encouraged to work with their LOS vendor to create and successfully submit UCD files with the embedded PDF of the Closing Disclosure into the Fannie Mae UCD Collection Solution Application prior to June 25, 2018 in order to be in compliance.  PFIs that are unable to successfully submit UCD files to the FNMA UCD Collection Solution Application on or after June 25, 2018, will not be able to fund MPF Xtra loans.
