MPF Xtra®: Reminder — Prepare Now for December 1, 2026 Escrow Reporting Changes
Effective Date: December 1, 2026
As a follow-up to MPF Announcement 2026-48, the MPF Program is reminding Participating Financial Institutions (PFIs) to prepare now for upcoming MPF Xtra escrow event-based reporting requirements, which take effect December 1, 2026.
Beginning December 1, PFIs participating in MPF Xtra must submit escrow events separately and report directly to Computershare in either Excel/CSV or JSON file format. ASCII text files will not be accepted for escrow event-based reporting.
PFIs should begin testing functionality with Computershare now using one of the methods listed below to help identify and address potential issues before the December 1 effective date. PFIs that have completed testing may begin escrow event reporting as early as November 9.
- Upload the test file to ServicerConnect with “FNMA Escrow Test” in the file name, then notify servicerconnect@computershare.com once the test file has been uploaded.
- Email the test file to servicerconnect@computershare.com with the subject line “FNMA Escrow Test File.”
File format testing will confirm that the file naming convention, layout and format meet requirements before file data testing.
Use the Required File Naming Convention
Each submission must use the following naming convention:
c123456_Escrow_MMDDYYYY
The date must represent the upload date. Replace “c123456” with the PFI-provided tape name currently used when uploading files. Files that do not follow this convention will not be recognized and processed.
Contact Computershare for File Data Testing
PFIs should begin contacting their servicing providers now to identify and complete any system or process adjustments needed to support the new reporting requirements.
PFIs that are ready to begin early reporting may start delivering “live” files as early as November 9. PFIs should contact Computershare (not Fannie Mae) to coordinate file content testing before submitting data files. This will allow Computershare to monitor submissions, validate functionality, and help identify potential issues before escrow event-based reporting is required on December 1.
What PFIs Should Do Now
- Submit an Excel/CSV or JSON file to Computershare for file format testing now.
- Include the PFI number and institution name when emailing the test file to Computershare.
- Coordinate with servicing providers on required system and process adjustments.
- Begin file data testing as soon as file format testing is complete, particularly if planning to start delivery on November 9.
- Contact Computershare (not Fannie Mae) before sending file data so the team can monitor submissions and support testing.
- Confirm that every file follows the required naming convention.
MPF Xtra Fannie Mae Reporting Changes Educational Series
The MPF Program is also hosting an educational series to help PFIs build the knowledge and confidence needed to prepare for Fannie Mae’s new escrow reporting requirements. The series includes scenario-based webinars that show participants how to complete and validate the reporting file, as well as PFI-driven Office Hours where participants can bring questions and discuss implementation challenges. The October 20 and November 19 webinars will cover the same content, so PFIs may choose the offering that works best for their schedule and do not need to attend both. Together, these learning and support opportunities are designed to help PFIs reduce errors and prepare for successful implementation.
