MPF Program Upcoming UAD 3.6 and Redesigned URAR Mandate
Effective Date: Immediately (unless otherwise noted)
Fannie Mae published Lender Letter 2026-08 announcing a temporary policy exception that will allow PFIs to continue submitting UAD 2.6 appraisals from November 2, 2026, through May 19, 2027. The temporary policy exception is intended to provide additional time for affected PFIs to implement the changes necessary to comply with the UAD 3.6 Policy Supplement.
PFIs participating in MPF Traditional may take advantage of the extension, and no further action is required. For MPF Xtra, the extension is available only to PFIs that are direct Fannie Mae Seller/Servicers who have obtained an extension directly to Fannie Mae. Otherwise, the extension does not apply, and the MPF Xtra implementation date remains November 2, 2026.
