MPF Xtra Upcoming UAD 3.6 and Redesigned URAR Mandate
As a reminder, and as previously communicated in MPF Announcement 2025-50 and Fannie Mae SEL-2025-04, the Uniform Appraisal Dataset (UAD) 3.6 and redesigned Uniform Residential Appraisal Report (URAR) will become mandatory for appraisal reports submitted to the Uniform Collateral Data Portal® (UCDP®) on or after November 2, 2026.
The redesigned URAR replaces appraisal forms with a dynamic appraisal reporting format based on property characteristics and assignment type.
PFIs should review Fannie Mae's UAD 3.6 implementation resources and work with and coordinate with their applicable appraisal and technology service providers regarding implementation readiness.
Until that date, appraisal reports may be submitted using either the current appraisal forms or the redesigned URAR forms.
